Founded in 2012 as the partnership between Ted Kairys and Shawn Donovan, the company caters to the clients who want a full-service contracting company; from initial ideas through planning, design, and throughout the construction and finishing stages.
Ted Kairys is an established real estate developer and manager, and Shawn Donovan is an experienced construction executive. This unique pairing allows for a superior level of knowledge and aptitude in the field of real estate and project development.
It was at a recently completed adaptive re-use apartment project where Shawn met Ted. Each of them shared a vision for a company that could offer our clients integrated service and planning from initial project feasibility through project completion and, ultimately, to ongoing property management. This unique and comprehensive project management is branded as Concept8.
Mr. Kairys is the Managing Partner for Kairys Group Inc. He has established his firm as an innovative leader in student housing development. In Durham and Chapel Hill. From acquisition to construction, and asset management through property management and disposition, Mr. Kairys has been successful in targeting mismanaged, under-rented properties in prime locations. The current portfolio, with over 300 tenants and 100% occupancy, has an estimated fair market value of $24 million. He lives in Chapel Hill with his wife and two children.
Shawn graduated from NC State School of Design in 2000 with a degree in Architecture. Coupling his education in design with his hands-on experience growing up in a family owned construction business, Shawn found success working as a Project Manager with Toll Brothers, Inc., where he developed three neighborhoods, with over 300 homes.
Among the youngest Project Managers in the company, Shawn earned several company awards, including community of the year and Project Manager of the year. As the market calmed in residential construction, Shawn moved into the position of Director of Construction at a commercial design-build firm, where he could provide direction at the embryonic stages of commercial projects. He gained familiarity with commercial estimating and the use of Building Information Modeling practice, which integrates construction knowledge of costs early into the design process.
